Legal Eagle update: Closing and Possession. As you know, the date and time that a Seller will deliver possession of a property to a Buyer is set forth in the Purchase Contact. Occasionally, a Buyer will request that the Seller allow him to enter the property earlier than the scheduled “possession date,” to do work on the property, move in personal items or the like. When this occurs, it is critical that there be a written Release Agreement between the Buyer and Seller which outlines the parties responsibilities regarding various issues including potential: damage, injury and theft. The Agreement should also include a provision that the agents/broker advised against entering into the agreement (Below is an example of such an agreement.). Should you be involved in a deal where this issue arises, make sure to bring the file to management for the preparation of a written agreement specific to the deal reached between the parties. Where are we today?
80 work days gone, little more than one-third of the year. If you previewed 5 properties a day, would have been 400 properties. If you had seen 5 expireds a day, would have been 400 expireds. If you had seen 5 solds daily, would have been 400 solds. Total: 1,200 doors, plus 7 around each equals 8,400 doors. 30% of them are home. 2,400 contacts. What % did you do?

There are two more of these periods. You may have missed the first period, you don’t have to miss the next two. No one will do 100%, but what if you did 70%?

You cannot have success without trust

The one thing that when you have it changes everything, if removed will destroy governments or institutions, if leveraged will build success: trust. You know when you have it, you know when you don’t.

Trust equals confidence. Opposite of trust is suspicion. Tom Peters says technique and technology are important, but trust is the issue of the decade.

Think of someone you trust: what is that relationship like?

You cannot have success without trust. If credibility equals trust, there are three factors to create credibility:
Credibility; walking your talk. Being congruent inside and out. Having the courage to act in accordance with your values and beliefs
Having the capabilities to match.
Results. Track record of getting things done correctly. If we dont have a track record of doing what we are supposed to do when we are supposed to do it, we lose internal credibility. They can tell.

You cannot have success without trust. Are you a person of your word? Do you do what you say you will?
