2 years ago, we posted this video of Monica Diaz’ amazing listing presentation from Mike Ferry’s One on One Retreat. It was an accumulation of hours of practicing, role playing, and rehearsing and has generated almost 80,000 views on YouTube over the past 2 years. Since then, Youtube has updated the quality of video and length of video they allow to be uploaded, so…….. we have decided to put up a better version that we hope will be a better tool to assist you.
On a scale from 1 to 10, with 10 being Monica, how would you rate yourself?
The Perfect Real Estate Listing Presentation
Saw this first on youtube. She does such an incredible job!! I don’t think Mike, Matt, Tom or any of the Ferrys could’ve done much better! Anybody close to her caliber in your office have a morning open for a role play partner. I’m still fairly ‘rookie’ish with the scripts, but definitely trying to get better. If possible, maybe you can forward my email address on.

Pleasure was all mine Michael. When you go to events like the superstar retreat, I suggest you collect business cards and look for top agents you can roleplay with. Most top agents are roleplaying about an hour every day.

This was so unnatural. I understand it was an exercise but seriously, if an agent talked to me like that I dont think I could hold back from laughing. I dont think people should put on some artificial persona. I personally see right through it and would definitely pick someone who is genuine to there belief system. People these days are so quick to sell them selves out just because they think they have to to fit in and make a buck. To her defense she handled all the usual objections good and the entire presentation was very good, but people! Just be yourselves, ditch the BS exterior.

You may have thought that because Monica was performing this live on stage in front of 2000+ agents, she had to be over the top. Monica uses this script verbatim during her listing presentation and has an amazing appointments to listing contracts signed ratio.

Cody, I would say everyone is entitled to their own opinion, whether it helps you or not, you see your results. I have meet Monica Diaz and can tell you she is just as she is on that video, bubbly, fun, enthusiastic, and there to serve her clients and anyone around her. I do agree with you that she is selling herself as we all are selling ourselves everyday, she is just better than 99.999 percent of the sales people in the world. Another point I agree with you Cody is that she does handle their objections perfectly. She sells in Southern California, I sell in NOrthern California and I am glad she is not my competition. I’m pretty good but she is one of the best in the world, working for one of the best offices in the country too.

I have seen this video. Monica’s style is not mine and yet if she is gaining results and is authentic in her approach from her POV, more power to her. I would suggest that each Realtor empower themselves by finding a presentation style that they can count on that is authentically them. And at the end of the day, it does take a dedicated effort to perfect that. For Monica, she’s certainly perfected hers. And as for Mr Ferry, I went to a few of his presentations 20 years ago. He is a real estate classic!

I agree with you Nick. For example, at Mike’s retreat, there were 6 agents who presented the exact same script… all sounding completely different. At the end of the day, it’s really just knowing what to say (internalizing your scripts) and knowing how to say it (presenting them… show time baby)! Mike is definitely a classic, you should check him out again at their retreat in San Diego.

Everything she said was great … but I agree with Cody, she seemed unnatural. Waaaaay too enthusiasic. I would not have been comfortable as a seller with her acting like that (almost as if she were on drugs or something). We are told to mirror and match our clients and that is something she certainly did not do.
