Great customer service means knowing the communities that you service. If you can’t answer questions about your client’s communities, can you really be regarded as an expert in your field?
I agree with inspecting properties when there is a good reason to do so, but not just to get to know an area. For example: #1. If you prospect using the “Just Listed” and the “Just Sold” scripts around your companies listings, then it is a good idea to inspect your companies listings so you can talk intelligently about them. #2. If you are preparing a CMA for a listing appointment; then it is a good idea to inspect comparable properties so you can do a more thorough job, impress the sellers that you have seen their competition and that the price you are recommending is based upon actually inspecting the homes. #3. If you a working with serious qualified buyers and there are lots of properties available, it is a good idea to inspect most of them, right notes about the homes on the back of the listings. By doing this you will end up showing less homes and impressing the buyers with your knowledge and how hard you are working for them. If you just want to get to know an area; I would recommend you study it each day on the MLS. Each day check the new listings and the new sales, read each listing, look at the photos, analyse the styles and prices. If you do this in addition to the above 3 example you will be the area expert in less time.

Sure, Graham, but more than just seeing them on the MLS, go to the properties, see them in person, there is no substitute to seeing the actual product. THat’s what buyers expect, that’s what seller’s expect, and that’s what makes the superstars.
