Sorry I was so very busy this week I did not have time to do a sales meeting. I hope you will not mind. I tried but things just got in the way:
I was so busy
I was with the grand kids
I had to run some errands for my family
I had some car trouble
I was tired so I over slept
I know I was supposed to get this done for you
I feel bad I hope you will forgive me
I really tried… I really did
How does all that excusing myself make you feel? Do you do that? What excuses do you use NOT to make a paycheck, and who are you cheating as a result?
Write a list right now of the people in your life that depend on you to bring home a pay check: Wife, husband, kids by name, grandparents, elderly parents, kids going to school, church, charities, etc.
4 Skills to Pay the Bills: Real Estate can be hard. In fact, it’s so hard more than 70% of the new agents are out of the business within the first 7 months. Then another ½ or so agents fall out of the business within their first 1-2 years. In my opinion you have 2 choices to make every morning:
You can choose to work on your skills, learning the techniques, the strategies and everything else you need to know and have to be a professional sales person. THEN you can choose to take action…
or not.
If you plan on working on skills and being in the business tomorrow, take a look at these skills to help you succeed:
Skill #1 – The ability to get the most out of your time
Remember, just because you are your own boss doesn’t mean you should go to work whenever you please. Show up every work day and work! If a friend or relative needs a ride from you or something, say no. You’re working! Would a real salary paying job allow you to leave work so you can do your friends or family a favor? Obviously you wouldn’t let anything get in the way of a qualified listing appointment, right? Then why would you let anything get in the way of your follow up or prospecting? Master the morning schedule and everything else will fall into place.
Skill #2 – The ability to attract customers daily
There is a link between prospecting daily and doing deals that we must be able to strengthen. We must also strengthen the link between following up on leads that we generate during our prospecting and setting up appointments. Isn’t it amazing that when we set and go on more appointments we get more deals!? We are in the meet the people business. No appointment, no money.
Skill #3 – The ability to prequalify every prospect every time
When you prequalify your clients, you either draw out objections you can prepare for before you actually do your listing presentation or you’ll realize whether the prospect is worth you spending your time with or not.
Skill #4 – The ability to follow-up… consistently
99% of the money you’ll make in real estate will be from your lead follow up. Follow up faster and more often. How many deals have you lost by over-following up? Remember the leads you have are the same leads that most of your co-workers and other competitors have too. If you aren’t on top of your business all the time, someone else will swoop your lead right out of your hand.
We still have 5 weeks of work left. It is not over! There is still plenty of time to put a deal in escrow or take a listing on a sell-able home.
Since Monday last week, we have had 5 full work days.
Did you work them?
Were they worked at a great 8?
We had 4 blitzes, did you go to at least 1 of them?
You should have seen 25 previews, did you?
You should have seen 25 expireds at the door, did you?
You should have door knocked 500 doors, did you?
If you knocked 500 doors and worked 1 of the 4 blitzes you could have talked to 150 to 200 people this last week. How many did you?
Is your past client / center of influence system set up and going out?
You cannot buy success with laziness. When you take action … you’ll feel better, your business will be better and your bank account will grow! People who are successful are as they are because despite their past failures, they kept trying until they found something that worked really well. People do not succeed without effort, determination, and patience.
Today matters. Get off you tush and Run Through the Finish Line!
