This is such an accurate depiction of what SHOULD go on in a listing presentation. Unfortunately unbeknownst to the seller, many agents buckle or just need a listing so they will tell the seller whatever the seller wants to hear, thus creating an overpriced listing, that indeed, will languish. When the time comes, the agent, who took the overpriced listing in the first place, will obviously have to ask the seller for a price reduction. Now you’ve got a stale listing, a price reduction (hopefully it will be enough to move it) and an agent pool who has already been tainted by the overpriced listing and may think something is now wrong with it. Perfect opportunity for a vulture investor to take advantage as is often the case.
Isn’t that George Seagal by the way? How do you get him to perform a real estate video? 😉 Awesome video Neil!

Well Neil, I must thank you for placing our video with such prominence on your site. Indeed those of us who have taken the training wheels off have all been in this situation and as Kelly has so eloquently stated above, are faced with the “truth or consequences”. We had so much fun creating the skit and the response has been most favorable from both clients and Realtors alike. Some of our associates at Partners Trust have even used it in their actual listing presentations (when they felt comfortable enough with the client) to drive home the point, through humor, about the importance of proper pricing. Your comments are spot on Kelly. I appreciate you taking the time to articulate the step by step deterioration of how a fine piece of property can become so devalued over the course of time by this glaring strategic misstep out of the gate.
